The Letting Process

Arrange for a Valuation

One of the Directors will come out to your property and advise you of its likely rental value. They will also discuss which service suits you best. Do you want us to fully manage the property? Or simply find you a tenant and set up the initial tenancy?

Preparing Your Property & Legality Compliance

If any remedial works are required prior to letting out your property, we can advise you of this, as well as put you in touch with the most conscientious and competitively-priced contractors such as painters/decorators, plumbers, electricians. We will also advise you of your legal obligations as a Landlord and ensure you avoid any costly oversights. If required we can take the stress out of the whole process and help you implement any actions required.

Marketing Your Rental

This is done both online and from our thriving Heswall office. We can also provide a To Let board if you'd like one up at your property. Given how fast-moving the rental market can be - it's amazing how effective a simple board outside can be!

Accompanied Viewings

If the property is vacant – RELAX! Just hand us the keys and we’ll conduct the viewings for you. All viewers will have been carefully qualified prior to the viewing to ensure they are suitable prospective tenants.

Offers

Prospective tenants will make offers. We will advise you on the background of each and every one and ensure we get you the ‘RIGHT’ tenant.

Offer Acceptance & Deposit

Once you’re happy with the tenant, we will ask them to put down a deposit to secure the property prior to putting them through referencing.

Strict Vetting Process

For your protection, we put the tenants through the strictest industry vetting process. Once the referencing process is complete we can then firm up a Move-In date and arrange for an Inventory - these are essential to avoid any costly legal disputes that might possibly arise at the end of a tenancy. Prior to the tenant moving in - we will also arrange for a pre-check in of the property to ensure it is suitable condition to be let. We will then advise you of anything we feel needs highlighting.

Sign Contracts & Tenant Check-In

We will draft up all of the necessary tenancy documentation and arrange for your tenants and yourself to sign the required forms. This can be done in the comfort of your own home or at our Office. Once the tenant has signed the tenancy agreement we will also ask them to pay their first months rent. We will then check the tenant into the property and conduct a final inspection where we will take the meter readings and ask them to sign the Inventory confirming the condition of the property as they move into it.

Regular Inspections & Monthly Rental Statements

When you opt for a ‘managed’ service we will also ensure we regularly inspect the property and make sure the tenant is taking good care of their new home. You will also receive monthly rental statements from us so that your own personal accounts are kept up to date.
