Buying New Build Property

There are many merits to buying a new home – including peace of mind that you will, in fact, be the first user of the home. There will be a number of warranties in place for the property and there should also be far less maintenance to do on a newly built property. Typically, a new build will usually offer a far superior specification than older properties.

On top of this, there are various incentives to buyers that make new build properties even more appealing, including:

  • NHBC – most newly built properties will come with a 10-year NHBC warranty which protects buyers against defects and structural problems.
  • Help to Buy Scheme – with the Help to Buy: Equity Loan, the Government will lend a buyer up to 20% of the value of the home meaning a buyer will only require a 5% deposit along with a 75% mortgage to make up the rest. (The fees on the loan of 20% are not payable for the first 5 years of owning the property.)

New Home Warranty

The NHBC is the UK’s largest body for providing insurance and protection against new homes and Buildmark provides protection against newly built or converted homes. The cover will commence from the exchange of contracts and will last up to 10 years.

Help To Buy Scheme

The Government currently offers THREE schemes to aid buyers of new build properties:

  1. Help To Buy ISA – If you are saving to buy your first home, save money into a Help to Buy: ISA and the Government will boost your savings by 25%. So, for every £200 you save, you’ll receive a government bonus of £50. The maximum bonus you can receive is £3,000. The accounts are available to each first-time buyer, not each household. If you’re buying with a partner, you could receive a bonus of up to £6,000 towards your home!
  2. Help To Buy: Equity Loan – With an Equity Loan, the government lends you up to 20% of the cost of your newly built home, so you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest. You won’t be charged loan fees on the 20% loan for the first five years of owning your home.
  3. Shared Ownership – If you can’t quite afford the mortgage on 100% of a home, Shared Ownership offers you the chance to buy a share of your home (between 25% and 75%) and pay rent on the remaining share. Later on, you could buy bigger shares when you can afford to.

Do you qualify for Help to Buy?

Eligibility Criteria

  • your household earns £80,000 a year or less outside London, or your household earns £90,000 a year or less in London
  • you are a first-time buyer, you used to own a home but can’t afford to buy one now or are an existing shared owner looking to move.

With Help to Buy: Shared Ownership you can buy a newly built home or an existing one through resale programmes from housing associations. You’ll need to take out a mortgage to pay for your share of the home’s purchase price, or fund this through your savings. Shared Ownership properties are always leasehold.
