Arrange a free, no obligation valuation

Either of our Directors, Ben or Dan, will pop out to see you at your home. The appraisal will last roughly 45 minutes and during this time they will advise you realistically on what you can expect to achieve for the sale of your property. They will also explain how we market your property to its full potential in order to get you this price. (If you’re not yet ready to sell – don’t worry! There’s no charge for this service and we can come back to see you again in the future.)

Instruction To Sell

Here is where it starts to get fun! We will come back out to take photographs, ideally on a sunny day, take measurements and then prepare your Sales Brochure. We will also help you to arrange an Energy Performance Certificate for your home if you have not yet had one produced. (These are valid for 10 years – so if you bought your property longer ago than this, or before 2008 when EPCs originated, it’s very likely you will need to have one produced.)
Once you have approved your brochure and are completely happy with it, it’s time to rock and roll! We will place your property in our office window, online on the web portals, email it to our vast database of registered buyers as well as a strategic call-out to buyers we feel it is suitable for.

Accompanied Viewings

Uneasy about conducting your own viewings? Don’t be! At Hewitt Adams, we prefer to conduct the viewings for our clients and there is no extra charge for this service!

The Offer

Our team is professionally qualified and skilled in taking and negotiating offers. You can, therefore, rest assured knowing we will be able to advise you should you need it during the offer process. It goes without saying that we will also be fighting to get you the best possible price for your property.

Sale Agreed

Unlike many agents, we understand our role is just as important throughout the conveyancing process and we are on-hand right up until completion to assist you until you receive the proceeds from the sale.

Solicitors

Once a sale/purchase is agreed, it is then recommended that the seller and buyer should instruct solicitors. If you have no experience in selling and require recommendations on choice of solicitor, we are happy to advise you. Having worked with the vast majority of firms on the Wirral – we can definitely point you in the right direction.

Property Information Pack

This is one of the first documents your solicitor will ask you to fill in and it’s important you take the time to do so correctly. Your solicitor will use this when producing draft contracts for your buyer and when dealing with future enquiries.

Draft Contract

This is sent over to your buyer’s solicitor.

Survey

If your buyer requires a mortgage, then they will send round a surveyor. Generally, this will happen within the first 2/3 weeks and we will chase this up to ensure it is done as soon as is feasibly possible. Once that is done your buyer will then receive their formal mortgage offer confirming that the Lender is happy to provide them with the mortgage.

Please note; Even if your buyer isn’t requiring a mortgage, they may still instruct a survey to ensure the property is a sound investment / the property is structurally sound. Again we will ensure they do this swiftly to ensure this happens without delay or any disruption to you or the marketing of your home.

Searches

The buyer’s solicitor will apply for searches that include local, water, drainage and environmental (to name but a few)!

Enquiries

It’s at this point that any additional questions the buyer’s solicitor has will be fielded by your solicitor. There can be a bit of back and forth at this point BUT the end is very nearly in sight, don’t worry!

Exchange of Contracts

Once all enquiries are answered to the satisfaction of the solicitors, the contract is approved and the buyer’s finances are all in place, the buyer will put down their deposit. At the exchange, the contract becomes binding and a final ‘Completion’ date is set.

Completion!

You can crack open the bubbly! Monies are transferred and the keys are handed over. Congratulations! You’ve just sold your home with Hewitt Adams.
