In today’s blog post, we’re going to explore the rise of online estate agents… and why it’s still beneficial to stick to the high street. We’ll cover the ways in which traditional methods can actually benefit you in the long run.
Browsing the latest properties on your phone or laptop at work is super easy, granted. It’s also a lot of fun if you’ve got a passing interest in the local market and are perhaps looking to move in the future. The rise of internet estate agents has been rapid over the past few years and we’re not surprised. However, it still pays to use traditional vendors on the high street. Here’s why.
Why online estate agents?
First things first, we have to acknowledge the popularity of online estate agents – it’d be wrong not to. Websites like Rightmove, Zoopla and OnTheMarket offer instant access to hundreds (even thousands) of potential properties for those searching. As of August 2017, Rightmove was enjoying an average of 120m hits per month. We can’t imagine this figure has changed much and if it has it’s probably increased. So, it’s a no-brainer that getting your home on these types of property portals has a huge benefit. But you’ll need to be represented by an estate agent. This is where the decision comes in. Will you opt for an online-only estate agent or a traditional vendor on the high street? Of course, people who are initially looking to cut down on costs might decide to go with an online option to waive certain fees. However, in the long run, this can actually dampen your successes of both selling your property and finding a new one… including settling for a lower price than your home deserves.
How high street estate agents are still the better option
It goes without saying that a high street agent can offer that personal touch – if you’re someone who’s confused about the whole selling process, it can help to have someone to speak to personally. But it’s not just a friendly, tangible face that traditional estate agents offer. Here are just a few of the benefits that property sellers can enjoy when looking for their future home:
Usually more experience
We’ve often got many more years of experience compared to online estate agents that haven’t been around for very long – that’s not to say all online estate agents are inexperienced but traditional agents tend to have a well-earned, built-up reputation
Unbeatable local knowledge
High street estate agents will have excellent local knowledge that just can’t be replicated by online services. After all, you have to actually experience somewhere in order to get to know it. This means our clients get second-to-none recommendations and unparalleled inside knowledge on an area – you might even find out something exciting about a potential home or neighbourhood that you would never have previously considered.
Database of buyers
We have access to a whole database of potential buyers that register their interest with us. Of course, we get to know our clients on a personal level and so we can always be on the lookout for any homes of interest. If your home is perfect for one of our buyers, we could have arranged you a viewing before it’s even been uploaded to Rightmove! Likewise, this benefits buyers, too. We’ll be able to recommend new instructions to you before anyone else if we think you’ll like them.
Proactive as opposed to ‘reactive’
Online estate agents tend to wait for buyers to call them first. It’s simply a waiting game for everyone involved. Traditional estate agents like us, however, will always get in touch with regular updates and ideas, regardless of whereabouts in the process your sale or purchase is. It’s in our best interest to keep you updated so we’ll never just wait around.
Only pay on delivery
You’ll pay fees to traditional estate agents once your sale has been agreed and completed. More often than not, online agents will charge a fixed fee upon instruction. This gives us extra incentive to get you a good price and a swift sale – after all, we get paid for performance! Online estate agents, who have already been paid, aren’t necessarily going to have the same desire to complete your sale.
